The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of the property and the needed major repairs before you buy, so that you can minimize unpleasant surprises and costs afterwards. For people building new houses it's a good idea to have staged inspections performed during the construction of the house. This ensures that building codes and standards are adhered to by your builder, securing a higher quality product. A comprehensive inspection performed at handover by an independent inspector is essential.

Inspex performs comprehensive inspections involving a home’s major, visible, structural and mechanical systems for homeowners, prospective buyers, and new home builders. The items examined in a typical home inspection include the foundations/slab, roof, exterior and interior structures and surfaces, and built-in appliances. Damp/saltdamp is detected via a non-destructive electronic meter, which the inspector uses to gauge damp in walls and foundations. Moisture can be detected behind the tiles in shower compartments (leaking showers account for the largest number of builder call-backs in Australia, totalling some 85% of all call backs). A thorough check inside the roof space is also performed.

The visual inspection culminates in a comprehensive computer generated 12-page report with a summary, which notes the significant findings of the report. Reports are generally supplied onsite at the conclusion of the inspection.

Inspex Building Inspections is a family business committed to a very high degree of professionalism in regard to the inspection process. The inspection conforms to and surpasses Australian Standard AS 4349.1-1995. This standard was prepared primarily for pre-purchase inspections, but it may be used as the basis for any visual inspection of residential property.

Inspex also offers Termite inspections. View our termites page for more information and contact us.

Ensure that your building inspector has the appropriate license. Check on the OCBA website.
